August 2026 property market update for Wandsworth buyers

Wandsworth buyers are seeing softer prices and more choice this summer, although mortgage costs remain an important constraint. The average house price in Wandsworth was £680,000 in June 2026, down 5.2% year on year, compared with a 2.5% fall across London.


Rightmove's August data also shows London asking prices falling 4.4% month on month, with homes taking an average of 73 days to find a buyer. Mortgage rates remain the main constraint

 

Bank Rate is currently 3.75%, with the next Bank of England rate decision due on 17 September 2026.

 

Rightmove reports an average two-year fixed mortgage rate of 5.09% in August, up from 4.95% in July. Buyers should therefore refresh their agreement in principle before making an offer and review July's mortgage rate moves.

 

How should buyers approach offers?

 

More supply gives buyers greater negotiating room, particularly where a property has been listed for several months or reduced previously. However, a recently listed home priced realistically may offer less scope for a substantial reduction.
