How South West London buyers can negotiate the best deals this summer with property stock at a 12-year high

Buyers have more choice this summer, but that does not mean every seller is ready to discount. Rightmove's July index shows an average of 65 homes for sale per agent nationally, still very close to a 12-year high for the time of year.

 

In London, the average new asking price was £676,248, down 1.6% month on month and 1.2% annually, while the average time to secure a buyer was 70 days, not 73. Rightmove also found that 74% of homes sold and completed so far in 2026 did so without an asking-price reduction.

 

What the stock figures actually mean

 

More supply gives buyers choice, but pricing still matters. Rightmove reported that sales agreed in the first half of 2026 were 6% below the same period in 2025 but level with 2024.

 

Office for National Statistics data shows weaker completed-sale prices in London. The average London house price was £545,000 in May 2026, down 3.7% annually. These are negotiating indicators rather than fixed rules. The seller’s circumstances and competing interest still matter.

 

Be the buyer they can say yes to

 

Certainty can be as important as price. Rightmove says the average period from sale agreed to completion was 167 days, or around 5.5 months, as of March 2026. Our this look at why transactions take so long covers the common delays.

Rightmove’s July snapshot put the average two-year fixed mortgage rate at 4.92%, down from 5.08% the previous month, although mortgage pricing can change quickly.

 

Do the sums before making an offer

 

For a £700,000 purchase in England, standard residential SDLT is £25,000 where higher rates do not apply. First-time buyer relief is unavailable where the purchase price exceeds £500,000. There is no universal percentage. Use comparable sold prices, time on market, previous reductions and the seller’s circumstances to support your offer.
