We are legally obliged to protect the rent and deposit monies which is received by agents in a separate client money account. Meaning your rental income is ring fenced separately from our business account and protected under the (CMP) Client Money Protection Scheme. The scheme is designed to compensate landlords and tenants if an agent cannot repay their money, for example if an agent goes into administration.

  10. Full vetting and referencing of the applicants
  11. Preparing & signing of the contract
  12. Collect the first months rent and security deposit from your tenants
  13. Transfer Deposit to a Government approved scheme
  14. Rent Collection and writing to tenants if any late payments
  15. Receiving & promptly remitting your monthly rental statement less our fee
  16. Rental Statements and/or duplicates if requested

 

The fee for our letting only & rent collection service is 10% exempt of 20% vat if the tenants stay in the second year there's a renewal fee of 9% and 8% if they renew in the third year and thereafter until they terminate the contract. At the start of the tenancy you should provide legal documents (EICR) Electrical Inspection Condition Report & Gas Safety Certificate.
