Lets Find A Home Additional Fees

 

In addition, there are other charges that Lets Find A Home make, depending on the level of service you choose some, but not all of these additional fees apply:

 

  • Tenant References and/or guarantor £35 per person
  • AML yearly sanction checks for landlords £35 per person
  • Drawing up the Tenancy Agreement a fee of £180 is payable upon signing the contract
  • Drawing up of Guarantor Agreement a fee of £80 is payable upon signing the contract
  • Additional Property Inspections if requested by the Landlord £50 per visit
  • Project Management Service for any work undertaken when a property is refurbished 12% of the builders’ invoice if it exceeds £2,500.00
  • Legal grounds for possession under Section 8 of the Renters Right Act 2025 if requested by the Landlord a fee of £60 is payable
  • Right to Rent checks on renewals or change of Tenants for time limited visas in accordance with the Immigration Acts 2014 and 2016. A fee of £35 will be payable.
  • Legal compliance of Smoke Alarm & Carbon Monoxide Alarm test, we will charge a fee of £35 to carry out tests on top of the contractor’s invoice. The test does not include replacing any faulty alarms.
  • Court Attendance: a fee of £80 per hour is payable per person for any court attendance and travel time required plus travel expenses.
  • All Non-UK Landlords, we are required to retain tax from the rent collected and to submit quarterly non-resident receipts/payments to the HMRC, for a charge of £60 payable per quarter. Where the Non-UK Landlord has approval from HMRC to pay rent without any deduction of tax, no fee is charged.
  • Vacant Property Management Fee where requested by a Landlord will be charged at £50 per visit.
  • Meeting suppliers/traders /builders, any professionals and/or skilled workers when the property is empty to provide access, a charge of £50 per visit applies.
  • Section 13 Notice strengthened under the Right to Rent Act 2025, a charge of £60 for this service is applicable, should the landlord want to increase the rent after 12 months
  • Additional fees may apply for any protracted Section 13 Notice where tenants dispute the rental increase
  • If the tenant agrees to buy the property, we charge the vendor in respect of the introduction a commission of 1.5% of the final purchase price

 

Disbursement Costs

 

We do not provide the cost of the following list below since this can vary in accordance with the size of the property. And cannot be relied upon as providers carrying out these services may change their prices without us knowing. Therefore these costs aren’t included and will be provided at the time of asking.

 

  • EICR (Electrical Inspection Condition Report) &
  • PAT (Portable Appliance Testing)
  • Gas Safety Certificate
  • EPC (Energy Performance Certificate)
  • Full check-in/out inventory schedule & report
  • Professional Cleaning
  • Household Insurance to include content Insurance
  • Rent Guarantee Insurance

 

Client Money Protection

 

As Property Management agents we protect the rent and deposit monies which is received by agents in a separate client money account. Meaning your rental income is ring fenced separately from our business account and protected under the (CMP) Client Money Protection Scheme. The scheme is designed to compensate landlords and tenants if an agent cannot repay their money, for example if an agent goes into administration.
